We meet very few clients who have existing property investments and actually know what their property portfolio is achieving for them. Questions such as ‘what retirement income can I reasonably expect from my property investments and how can I maximise this’, are all questions that the Assetz Portfolio Planning Service is designed to answer, thus helping you to help your client achieve greater property investment clarity.
Without being able to answer these questions an investor is acting in the dark and cannot know if the properties they already own are sufficient to produce the results they are aiming for, or indeed even if they are the right properties.
The solution is our tried and tested portfolio planning system that we have previously run on a one-to-one basis, but are now extending to independent financial advisers to offer out to their clients.
We utilise our unique, patented, software, designed in-house, to store your client’s property investment plan, so that you and your client can monitor its progress over the years.

We consider two strategies according to your client’s property investment objectives;
Build a Retirement Income Portfolio - Design a diversified property portfolio that will give your clients a debt-free high-income in retirement, within typically 10 to 15 years from a low initial investment level – possibly faster if they have existing properties.
Typically, for a new investor with no existing properties, each £30,000 invested today could produce around £10,000 of income per year for life in 10 to 15 years on relatively low assumptions.
Build a Capital Growth Portfolio - Design a property portfolio to grow your client’s capital from a relatively low starting point and with an aggressive investment strategy. We can help your client build a large portfolio of property over time with as little starting capital as £20,000, provided that they have a healthy income as well.
Our system has been used to build a number of very successful long-term plans for clients and is the same system used by ourselves as active investors.
Firstly a portfolio is created from any existing property your client owns, plus any that they are intending to buy. These properties are sorted into Generators (high-income cash positive properties) and Accelerators (low deposit capital growth properties). The system will take all of the data on these properties including: mortgage, LTV, value and rents, plus take client assumptions of price and rent inflation to project the financial results of their portfolio for years to come in both tabular data and charts.

If you raised equity from remortgaging your home or other property then the repayment of this debt can also be factored into the system.
Our Process

We commence a portfolio review with a fact-find looking at any existing investments and the long-term aims of the client in terms of income or capital lump sum required and by when. We also allow for existing pension investments, age and attitude to risk within the plan and utilise the client’s own assumptions such as: house price growth, rental growth, interest rates etc. to project the outcome from a given property portfolio utilising our unique online software.
